Privacy Policy

This notice describes processing connected with the Dénia Home Watch website, AI-assisted consultation, property previews and private customer portal.

1. Controller

Herpers Publishing International, Owner: York-Patrick Herpers, C/ Girona 14, 03779 Mirarrosa (Els Poblets), Alicante, Spain. Contact: service@deniahomewatch.es.

2. Data we process

Depending on use, we may process contact data, property location and address, property type and equipment, requested services, consultation messages, verification and access information, property photos, inspection reports, damage information, customer-visible documents and technical security/rate-limit data.

3. Purposes and legal bases

Data is processed to answer enquiries, prepare a property preview or quotation, provide contracted property-care services, operate the private customer portal, document services, communicate with customers and protect the service against misuse. Depending on the situation, processing is based on steps requested before entering into a contract or performance of a contract (Art. 6(1)(b) GDPR), legitimate interests in secure and efficient operation (Art. 6(1)(f) GDPR), legal obligations (Art. 6(1)(c) GDPR), or consent where specifically requested (Art. 6(1)(a) GDPR).

4. AI-assisted consultation

The consultation can use an external AI API, currently Novita AI. The application is designed not to add your name, email address or exact property address to the AI context automatically. Property-related context and the message you type may be sent to the AI provider to generate an answer. If you enter personal information directly into free-text messages, that information can therefore be transmitted as part of your message. AI output is advisory and can be reviewed before a contact request is made.

5. Hosting, email and notifications

The service is hosted on infrastructure operated for Dénia Home Watch. Operational email is sent through the configured IONOS mail service. Internal service notifications may be delivered through the self-hosted Dénia Home Watch notification service. We do not sell customer data to advertisers.

6. Private property portal and access links

Access to the private property page is protected through time-limited or one-time access links and property credentials. Portal pages are not intended for public indexing. Customers should keep access links confidential.

7. Browser storage

The website uses browser storage such as sessionStorage/localStorage where technically necessary, for example for language selection and temporary consultation or portal-session state. No advertising-tracking system is intentionally included in the current implementation.

8. External media

Some demonstration or preview images can be loaded from external image providers such as Unsplash. When a browser loads such a resource, technical connection data such as the IP address can be transmitted to that provider.

9. Retention

Data is kept only as long as necessary for the relevant enquiry, contractual service, documentation, security purpose and applicable statutory retention obligations. Test or preview data may be removed when it is no longer required.

10. Your rights

Subject to the GDPR and applicable law, you may have rights of access, rectification, erasure, restriction, data portability and objection, and the right to withdraw consent for future processing. You may also lodge a complaint with a competent data-protection supervisory authority.
